Job Responsibilities:
- Oversee all technical inspections, ensuring full compliance with project specifications, regulatory requirements, and industry best practices.
- Manage the complete snagging process, including timely identification, rectification, and documentation of defects before unit handover.
- Ensure smooth and flawless project handover, including all required documentation, certifications, and final walkthroughs with relevant stakeholders.
- Serve as the main point of contact between tenants and the landlord regarding unit readiness, handover timelines, snagging issues, and fit-out coordination.
- Supervise daily site operations, ensuring alignment with approved timelines, budgets, quality standards, and safety procedures.
- Coordinate effectively with client representatives, consultants, contractors, and internal departments to resolve technical and operational issues.
- Review and approve shop drawings, material submittals, method statements, and monthly progress invoices to ensure compliance with project requirements and contractual obligations.
- Conduct regular site inspections to assess construction quality, identify risks, and implement corrective actions proactively.
- Manage and evaluate subcontractor performance while ensuring compliance with project standards and providing structured feedback.
- Monitor project costs, control variations, and support value engineering activities when required.
- Prepare and submit periodic progress reports, including milestones, resource allocation, and risk assessments to senior management.
- Ensure compliance with all local authority regulations, environmental guidelines, and health & safety standards.
Job Qualifications:
- Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related field.
- 5–8 years of proven experience in project management within the real estate or construction sector, preferably involving commercial unit fit-outs, handovers, and tenant coordination.
Required Competencies:
- Strong understanding of construction processes, MEP systems, building codes, and relevant regulations.
- Excellent communication and stakeholder-management skills.
- Ability to manage multiple sites/projects with strong organizational efficiency.
- Proficiency in project management tools (e.g., MS Project, Primavera) and drawing-review software such as AutoCAD.
- Strong problem-solving skills, attention to detail, and commitment to quality.
- Strong leadership and team-coordination abilities.
- Ability to work under pressure and meet tight deadlines.
